  • 9' first floor and 8' second floor flat ceilings standard.
  • All building permits and utility connections included.

  • Footers to be per code with double re-bar.
  • Basement includes vented glass block windows per Plan.
  • Pilasters as needed per Plan.
  • Entire basement reinforced with 2 rods grouted solid.
  • Front porch figured at 5 courses.
  • Garage figured at 5 courses.
  • Steel beams and adjustable posts per Plan.
  • 11 course basement consisting of concrete block, parged and tarred.

  • Door knobs and hinges to be standard brushed chrome.
  • Closet shelving per allowance figured for specific home.
  • Interior doors to be 6-panel hollow core Masonite.
  • Handrail, if needed, to have stained railing and painted newel posts.

 

ELECTRICAL WORK:

  • 200 amp service to house.
  • Smoke detectors for all bedrooms, hallways, and kitchen.
  • Wiring for attic fan included.
  • Plugs and switches to be ivory or white customers choice.
  • Bedrooms and walk-in closets wired for ceiling lights.
  • Wiring for one security light.
  • All light fixtures and doorbell chimes included in a generous light allowance that is figured for the size of the home.
  • 5 recessed cans included.
  • Dining room wired for ceiling light.
  • Family room wired for ceiling fanlight.
  • Prewire for 5 phone outlets and 5 cable outlets.
  • Home wired per code.

  • All walls to receive 1 coat of primer and 2 coats of finish paint, we use Sherwin-Williams. Two colors included.
  • All interior and exterior doors to be painted.
  • All trim and doors to be painted.

 

FINISHED FLOORS

  • Custom stained maple hardwood or ceramic tile per a customized allowance in foyer, dining area and kitchen.
  • Ceramic tile per a customized allowance in laundry room, garage entryway and bathrooms.
  • Carpeting per a customized allowance in great room, den, bedrooms, and on stairs to second floor.

 

KITCHEN AND BATH

  • Customized kitchen allowance featuring Diamond Cabinets or other comparable brand.
  • Granite countertops in the kitchen and premium laminate in bathrooms.
  • Moen towel bars and paper holders for baths.

CONSTRUCTION SPECIFICATIONS:

  • Re-enforced concrete footers per code.
  • 11-course block basement, 10" block.
  • 5 courses of 8" block in garage, front porch.
  • 4" concrete in garage and basement.
  • Basement to be waterproofed and insulated by Tuff-n-Dry with waterproof guarantee.
  • Full gravel backfill up to 2 blocks of finish grade.
  • Steel I-beam with supporting posts per plan.
  • Floor joist per code.
  • 2"X4" exterior walls, 16" on center, roof to be trussed or hand built, contractor's choice.
  • Exterior and roof sheathing to be 7/16" O.S.B.
  • Flooring to be 3/4" T&G Advantech or similar product, glued and nailed.
  • Roof to be covered with 15-lb. roofing paper and covered with 30 year shingles or better.
  • 1/2" drywall on all 16" centers and 5/8" drywall on all 24" centers.
  • All ceilings, closets, garage and basement stairwell to have knockdown finish
  • Insulation to be R-13 in exterior walls, R-38 in ceilings where possible.
  • Entire house to be covered with Tyvek or similar house wrap unless otherwise noted above.
  • Rough finish grade included.
